- Advise anything that should be done pre-letting. Discuss rental options and provide letting valuation.
- Provide access to Landlord portal including tenancy statements, any maintenance requests, property inspections, property certificate renewals etc. Ensuring you are always informed with the latest information.
- Create property listing, professional photographs, list on portals
- Pre-qualify all interested tenants against a criteria agreed with you.
- Attend viewings with a select number of qualified applicants, confirm eligibility.
- Complete comprehensive tenant referencing including affordability, credit checks, employment checks, previous landlord checks.
- Complete legally required tenant Right-to-Rent checks
- Confirm all required certifications EICR/GAS/EPC etc ready for letting, or provide contractors.
- Collect deposit to be lodged into a Government approved scheme and 1st months rent
- Provide a copy of all legally required information to tenants including, AST, EPC, Gas Safety, EICR, How to rent guide.
- Create an industry standard shorthold tenancy agreement (AST), signed by all parties. If requested/required, credit check a guarantor and create/sign agreement.
- Lodge tenant deposit within a government approved scheme and provide tenants with legally required prescribed information (prior to tenancy commencing).
- Inform the relevant council of New tenant details moving into the property, for council tax and HMO property licensing purposes
- Create a comprehensive photographic evidence based property inventory (prior to tenancy commencing)
- Collect monthly rent payments, forward income minus any deductions
- Manage any maintenance requests raised by tenants, engage with the landlord where appropriate to swiftly resolve.
- Serve any Legal Notices that may be required throughout the tenancy.
